SFLHOA 001 Design Guidelines & Town Planning Controls
Guidelines for designing your home. These must be carefully studied by yourself and your Architect.

SFLHOA 002 Landscape Design Controls
Guidelines for designing your garden. These must be carefully studied by your Architect and Landscape professional.

SFLHOA 003 Architect & Principal Agent Protocol

This document is important. It determines who is the Architect and also deals with the appointment of a Principal Agent. In most cases the Architect acts as Principal Agent but due to circumstances such as distance and time someone closer to the Estate is appointed. The Principal Agent acts on behalf of the Owner and will represent the Owners interests on site. All dealings with the SFLHOA is via the Principal Agent.

SFLHOA 004 Contractors Protocol
The Contractors Protocol is the same for the Principal Contractor, Sub-Contractor, Nominated Sub-Contractor, and Service Providers. The Principal Contractor must ensure that all the above sign and return to the SFLHOA this agreement. These rules are conditions under which all Contractors are to function on site.

SFLHOA 005 Contractors Security Rules & Procedures
Security on the Estate is important. These procedures outline how contractors are to gain access, times of work, and general expected behaviour.

SFLHOA 006 Garden Maintenance Contractor Protocol
Obviously when your home is built and all is complete you will appoint a Garden Maintenance Contractor to ensure that all is kept neat and tidy. The rules of the SFLHOA require that your garden is maintained according to a reasonable standard.

SFLHOA 007 Estate Agency Protocol
You might want to sell your plot or house on the Estate. This protocol allows for Estate Agents to function without disturbing or interfearing with those resident on the Estate.

SFLHOA 008 Plan Approval Application
This is an important document. When your building plans are submitted to the SFLHOA for approval your Architect must complete this form. This will allow the SFLHOA to monitor the progress of your plans through the system.

SFLHOA 009 Penalty Protocol
Unfortunately there are ups and downs on a site such as this. Some individuals are concientious about the rules of the Estate while others disregard them. Those who continually transgress the rules will be penalized according to the severity of the crime.

SFLHOA 010 Environmental Management Plan
The Environmental Management Plan is a generic document which has formed the basis of all workings on this site for the last two years. It sets out the requirements of several regulatory authorities with regard to how the golf course and all buildings are built. This document is the originator of all the protocols and rules set out in the above protocols. This document should also be read in conjunction with the Record of Decision which authorizes the building of the Estate
